How much does the average campsite cost per night in 2026?

The OHPI Composite weighted average is $100.88 per night across all private campground accommodation types. Broken down: RV sites average $73.47, campground lodging (cabins, cottages, yurts) averages $193.14, and tent sites average $52.72. Public campgrounds on federal lands average $34.47 with a median of $25. Standalone glamping properties average $304.37, and independent outdoor hosts average $84.17.

What is the most expensive state for camping in 2026?

Maryland is the most expensive state for private camping at $143.63 average nightly rate, followed by New Jersey ($135.01), California ($130.52), New Hampshire ($124.60), and Florida ($120.74). The least expensive state is North Dakota at $42.16. The gap between most and least expensive is $101.47 — a 3.4x difference for the same general product category.

What is the campground seasonal pricing premium?

The OHPI forward pricing curve shows July as the national peak at $107.45 per night and December as the trough at $94.69. The total seasonal swing is 13.5%. By comparison, hotels see seasonal premiums of 30-50%. This compression suggests the outdoor hospitality industry is not pricing seasonally anywhere close to what demand justifies.

How much more do waterfront campsites cost?

Waterfront RV sites average $83.29 per night — a 20.8% premium over standard back-in sites at $68.95. Premium or deluxe designated sites command an 18.6% premium at $81.81. Pull-through sites add only 8.0% ($74.48), and 50-amp service adds just 1.7% ($70.13). Location and designation drive far larger premiums than hookup configuration.

How much does glamping cost per night?

Standalone glamping properties average $304.37 per night with a median of $226.67. Prices vary significantly by accommodation type: boats and floating homes average $320.48, cottages $295.07, treehouses $289.72, nature lodges $285.98, wooden cabins $281.77, domes $263.41, tipis $189.58, Airstreams $176.98, safari/bell tents $175.45, and tiny houses $169.26. Glamping accommodations at traditional campgrounds are substantially lower at $158.80 average.

What are campground holiday pricing premiums?

Memorial Day commands the highest campground holiday premium at 5.4% above regular weekend rates ($107.77 vs $102.28). Labor Day adds 4.3%. Spring Break is essentially flat at -0.1%. Thanksgiving, Christmas, and Veterans Day show negative premiums (-5.7%, -5.5%, and -14.0% respectively) reflecting seasonal pricing in southern and warm-weather markets. Hotels routinely charge 30-50% premiums on major holidays — campgrounds charge a fraction of that.

What is the Demand Pressure Index?

The Demand Pressure Index (DPI) estimates minimum occupancy using a conservative baseline methodology. For each park and site type, total capacity is estimated as the maximum number of available sites ever observed. Current bookings are derived by subtracting current availability from that baseline. Because the baseline can only understate true capacity, the DPI represents a floor — actual PMS-reported occupancy would be higher. In April 2026, the DPI reads 40.0%.
